The data @Devin Conley posted is pretty solid from my experience (I do not know Devin nor how he sourced the data, just going by my own investing experience).  

The supply and demand are pretty balanced.Most of our growth over the past 5 years is from in-migration from more expensive states.

For many of us we are above board and tend to think we do the right thing but the number of vultures out there is pretty significant and its really those who this is about. 

I had an appraisal done for the refinance and it came back at 515k which seemed pretty good. now I have been in the home for a year so I can start renting it out for a decent amount of money that would pay the mortgage and I would get about 600 in rental income on top of paying the mortgage.

Speed generally 2. little more flexibility in ARV LTV3. availability of capital.. the banks after the GFC pretty much stopped fix and flip lending Granted your top tier clients can still get these loans.

Its a pretty good area.

Actually, they’re in pretty good shape.  

@Brian Dolbeare This is a "it depends" question for sure, but in most cases street parking is pretty common here.

I’ve never had this specific issue but mistakes like this are pretty common.
