I think it doesn't hurt to have it, but I wouldn't prolong starting a business for it.

I am not saying the sky is falling, but they need to start tapering or we will have a permanent zombie economy and the longer we prolong it, the harder the ramifications.

I'd bet the buyer is actually making an offer at 20K and simply saying he can't borrow to provide any more and if he does, would want you to carry it. 20K doesn't cut it for you.I might consider being less greedy in avoiding some prolonged transaction and using an option at 25K, and flipping the option to your buyer for 5K. 

Maybe I sound bad for saying this but regardless what you do in life there will always be hurdles so waiting and prolonging the process I think will hinder me more than help me.

On the other hand, if you are looking to make money on the interest for a prolonged period, you may include a prepayment penalty.
