HI,I was curious to hear from other professionals, when you have a tenant for a couple of years, and then he wants to add a new person to the lease, what steps would you take?

By a professional estimate I mean having a contractor bid the work, not just me estimating the jobs.

It keeps things professional while giving you room to grow your expertise.I admire your perspective on keeping your parents’ resources separate from your own—it’s smart to want to succeed on your own terms.

If you can I would have professional photos done to make it easier.

You actually need intelligence to become a professional and dedication. 

That doesn't pass a cursory BS test, and risks the appraiser calling out either fixed plumbing + permits, or a licensed professional remove the bathroom.
