Demand is very high, both for rentals as well as for sale and this is probably not going to change.

The biggest challenge we faced is the property's proximity to a railroad, which has proven to be an impediment to the sale.

You'd think 60 years would have cleansed all that but it hasn't.You might target social service and local agencies since this property was in the past a half way house or similar and was only converted to market housing to make the sale to you.

Unfortunately cap ex usually catches up to them and the appraised value rarely translates to a similar sale experience and all along the property has merely been a highly levered property.

Our DSCR product is very STR friendly and heavily lean on AirDNA data vs appraisal.  

This is a sale for me.

Some operators really need better training and education and drag down the great operators who are doing it right and offer a great service and product.
