You will get a ton more business, and their fees are easy to make up for...

I wish more wholesalers understood wholesaling is a business and not just a fun hobby.

Anyone that has sold items privately would have countered any offer. 

Many of the investors I know have dialed back on their private equity investment or have changed to doing debt instead of equity so it was not prime time.

If you are apprehensive of the market, and believe it will get worse before it gets better, you might consider going to cash, doing a private loan to a flipper on a project where it would be a screaming deal if you had to foreclose, and taking a look in 9 or 18 months.

For short-term gains, options like private lending, where your IRA acts as the lender, can provide consistent returns through interest payments.
