Like if they are an hour past the time go file for eviction otherwise you will be on here in 3 months writing a post entitled I bought a property 3 months ago at a tax sale and I still haven't gotten possession

I haven't done any lease options yet, what I've found is that owners don't love lease options because they favor the buyer so heavily, but we have done deals with year-long escrows with the buyer taking possession early and renting, sellers usually go for that more so over lease options, that usually works better.

Typically they are written so that if the borrower does not make payments, then they are given a cure period at which point if they do not "cure the contract", then the Seller/Lender has right to immediate possession of the property.

Got told by nebors, tenants (tenant) were arrested for drug possession.( I am beyond speechless)   I called police department to find out more information on it, the only thing they were able to give me is the wife was arrested for sure. along with few other ones in the house.

The reality in Texas is that you have only a slim chance to collect on a judgment and even slimmer chance to collect on someone you does not permanently reside in the USFocus on what is important now which is possession of the property.

In my case it was a tiny portion at the edge of the property and had little effect on me.Yet another possibility is that this garden and the encroachment has been there for some years and the neighbors may have gained possession of part of the property via adverse possession.
