It's something Jerry Norton released recently to the public to pull data.Did some quick data comparisons for fun between 2 other platforms I currently use - PropStream and MLS (I'm licensed in Florida)I specifically searched for a handful of On-Market properties (active/closed transactions) and noticed the following:- You can't search for specific properties on PropWire- PropWire data isn't up to date (30+ day discrepancy) compared to PropStream; neither is up to date compared to MLS (3rd party data providers hardly ever are)- PropWire estimated value vastly different from PropStream value (50k+ difference in most instances)- No property photos (yet)Initial thoughts: It's a brand new tool and can't imagine it was gonna be great out of the gate.

Just flip through the photos of each, get an idea of what the renovated comps are selling for, and that's where you will end up once renovated.

This means every mandatory block is filled in, I have a copy of their photo ID, they provided me with supporting documentation, and they have paid the fee.

Save your money on the listing and pay a flat-fee listing agent to put it in MLS (WITH PROFESSIONAL PHOTOS AND A GOOD AND ACCURATE DESCRIPTION) and then pay 3% to the agent who brings you a buyer.

"for $___/year, we provide "x" additional inspections")6) Liability policy that covers tenant intentional damage, criminal acts, and unpaid rent when skipped or evicted (through insurance provider that provides this kind of coverage)7) Financial reports per quarter (as whatever period makes sense to you) (this can allow you to advise the owner on the health of their portfolio)8) End-of-year review of the property to show conditions and suggested needed and preventative maintenance items 9) Preferred vendor discounts (requires a contract with a vendor to give better pricing)10) Eviction protection programs (this is usually done "in house" when you have sufficient number of units under your management to be able to offer this kind of program)11) Legal services (requires agreement with landlord attorney to provide those services at set fees)12) Professional photos option (for enhanced listing)13) Professional, licensed home inspection (this is more relevant for older homes to ensure safety and habitability are addressed) 14) HVAC filter replacement program (this can also be a program offered to tenants)15) Pet and ESA screening through pet screening vendor (helps to streamline and increase quality of screening)16) Client portal account for ease of communication, updates, reports, etc.

Ex: Rentable podcast studio, general storage, photo shoot, airbnb experience, luggage storage for people waiting to check into their STR, etc...Check out Peerspace for some creative ideas 

The house had way more potential in person than the mls photos showed.I know the market well here. 

I realized after my post that she left the drivers license # field empty and when asked to supply a photo ID so we can verify spelling of name for the credit check rerun etc.. and get license # from her as well.. he took all day to respond and left message said she found another place and no longer interested..

I would even consider taking listing photos with your furniture and set up as a home if you weren't already planning on doing so. 

Professional photos can also help. - Management and resources..operate it like a hospitality business with very clear communication with guests and reliable crews both for cleaning and emergencies. - Consider guest amenities, house rules..hot tub..pet friendly etc- TLC.
