When I encounter this type of client, I do everything I can to convert them into one of the previous clients.First thing I have them do is run all their income and expenses through a separate account instead of their personal account. 

You do have to get a good cleaner and handy person which can take some time.I agree with HOA's.

@Tanner Davis If you want to pursue either a fix/flip or BRRRR strategy, it sounds like you might need to find a partner/investor that knows you well and believes enough in you as a person to invest money in a project. 

Affordability for the average person is essential, in my opinion. 

It can be personally designed post cards or it can be letters. 

Personally I like the Section 8 program when the property is located in a super poor area with a ton of blight and crime.

I've done enough personal home projects to know, if I find a deck company it'll be 2k, but a GC will charge me 2.5k to over see it...

How we purchased our property: Combination of Savings, Personal Loan with interest from a family member (4% interest) and a cash loan from Wells at about 8%.
