@Amit Parekh - When you are looking to finance investment properties, getting 100% financing is rare, dare I say not possible using traditional financing.  

The downside is that the apostles of these worthless rules of thumb and members of the church of cash flow on cheap low quality ghetto houses will constantly blast you on BP and label you a speculator for daring to suggest that money can still be made on more expensive, higher quality properties, in higher quality neighborhoods.

For example in Alex's break down in my area C and D are slightly different.C, Poor schools, working poor and welfare mix, rough areas, above average crimeD, Welfare, schools are criminal training grounds, high crime, slums.
