Of course, you can always contact a prospective fund operator directly and ask them your own set of DD questions (ask for their track record, properties that the fund has acquired thus far, performance of the fund, past funds that have closed to investors and how they have performed, etc).  

@Jonathan Small - it  seems like you have a great situation with your current set up.

With an auction you can set a resesve price that must be met before you are required to sell.

Set clear expectations with them upfront—weekly reports with photos, videos, or virtual walkthroughs work well.

While using QuickBooks it is a mind set and you have to accept the process and procedures to use it as a real estate and property management software.

But the GP made there money setting the deal up front and not so much thru the end cycle.  

I set up tax lien as a keyword alert so I get alerted when someone mentions them.

I do not do a lot of volume, so it would take me a long time to get a good data set just based on those numbers. 

Are you just working with a small set of report borrowers?
