Preforeclosure, Pre-Probate, tax liens are  OK -- however most seasoned and newbie investors are calling these leads as well and making offers.   

I plan to offer owner financing to others that can't get a loan.

Find a good lender, get pre approved, make sure you practice running the #'s using the 100's of videos and guides from BP, find an investor friendly Realtor, and then start making offers on any property that meets your goal.

Meanwhile, the sellers who are most likely to offer creative financing are normally the owners of  real estate that have issues.....condition.....low barrier/over supply market......or perhaps pricing issue, and one of these factors is why its not marketable in a arms length transaction and why creative financing would be accepted.

I’ve seen cases where the lender filed the deed in lieu, then when the borrower threatened suit offered them a cash settlement to forgo litigation.  

The key is to offer something different to the other homes, and be an attentive host, to get good reviews to boost OTA (Airbnb/vrbo) rankings. 

I have seen some offers from Main Street come through, which is one of the biggest hedge fund type buyers.I've seen offers from Offer Pad and Opendoor in the last few weeks as well.

If for some reason this falls through should I attempt to offer more money for a quit claim deed or proceed with the newspaper notification process. 

Detroit has tons of distressed properties, and the city is actually offering incentives for investors to come in and fix them up.

If you really want to get rid of them, sweeten the pot by offering to return their deposit after you verify the unit is empty with no damages.
