If the property is an ugly duckling from the street than an improvement to the front of the property, porch, landscaping or concrete may greatly enhance its value.

Maybe the biggest "risk" might be the fact that you cannot occupy the property at all so technically if you run into hard times and need to move into the property thats not intended - but no real more risk. 

My husband is on site all day every day as the GC and that helps.
