If you aren't able to find things online, you could certainly contact the specific building/inspections departments of the cities in which you're buying, and they can likely share pertinent information.Keep in mind, some cities don't even require TISH inspecitons at the time of sale, and most properties will have plenty of minor code violations regardless (I've seen numerous TISH reports miss things as easy as smoke detector requirements).I don't have any good ideas on the high-equity absentee owner lists - someone working full-time on the buying side would be better suited for that question.Good luck!

You also need an egress window or door of sufficient size, a smoke detector and a carbon monoxide detector (if you have gas heat/appliances).

This was a slow motion train wreck which has turned real time very quickly. 

Non-smoking violations, illegal activity, tenant created safety hazards (i.e. removing all the smoke detectors etc.) are included in this category.

They already have motion sensors built into the software to alert via text messages. 

No hot water, stove not working, no heat, broken windows, door locks not working, loose railing, no lighting in common areas, garbage not in dumpster, no smoke/co2 detectors, etc. anyway that has been our experience. 

Put good blinds on the windows and a few motion lights and have some kind of local security check on it once a quarter or so. 

Many of these items are trivial to fix such as missing smoke/Carbon monoxide detector, water heater not properly strapped, etc. 

If I had to go through the motions to satisfy some lender's or investor's requirements, that's one thing.
