It's OK to share your expertise about real estate or your local market, but you should only advertise yourself or your company in the classifieds. 

However, it does demand solid digital marketing expertise to achieve positive results.

Very few succeed with this model and those who do are the contractor types who are driving around in their work truck putting out fires all day.

Based on your and many of the other comments it seems like we would need to do exactly what you suggested - search for a new PMC.I will be updating the original post to contain the zillow listing, if you would like to take a look and share with me your expertise. 

But I need to model it out more than just my napkin math.

There are many REI specialized accountants on this forum who provide bookkeeping and tax services, but all of us have different models of service, different approaches and different prices.

I find this hybrid model allows me more certainty about occupancy, and less work on turnovers, but I can still maximize profit. 

Either way we, in the simplified model, expect interest rates to lead to stagnant or falling prices.

But they were very rate sensitive in their model.
