I'll head into the zoning office tomorrow, probably better than attempting get my specific questions answered over the phone.  

I'm not doing section 8 yet.I've posted only one of my properties on Zillow ones just to see the people's reaction and I had a bunch of section 8 candidates, the highest voucher I see was a lady with $1,150, I had the post for half day because they blow up my phone lol, with that said, I'm not sure if numbers are accurate.now I have a guy that finds me tenants and is working well, he is also my handyman.

(although, with the new smart phone technology, they do require gmail accounts, as such, sending from that account from your phone is fine, but you should be sending to people who already know you have a real email account.

If the property is in a different name or an LLC I ask the person on the phone what the name of the actual owner or LLC is.

As a company we are considering a third party that offers virtual/face time walk thru's where human engagement occurs from the first phone call, until 11pm, weekends, holidays included- where the prospective tenant is loosely (virtually) tethered all the way through showings, feedback, follow ups and ultimately application process.
