Calling the authorities is not to be used as a scare tactic, its only for emergencies or to prevent altercations (have a mediator).

Are you going to play therapist/mediator/cop for every dispute between these tenants?

Ok posting from the perspective of someone who has been a court mediator for similar disputes.

The LLC states and I will change this, "that mediation is the first recourse" I would like to hear suggestions on how I can guarantee payment of my principal without suing and getting a judgement.

I would call a few mold mediation companies for quotes.

My recommendation would be to consider hiring a PM to mediate these matters and maintain a harmonious relationship.

don't risk it pay it since you can.. and if your home is important to you.. be done with it.. business will always be there.Also I believe the law states at least owner occ loans that the lender MUST offer you an in person meeting mediation prior to foreclosure now many never go to them and lose that chance  but if you have not been offered a meeting with a decision maker I would follow up that line as well.. but shoot if its just 3 payments pay them and be done for golly sakes. 

Those didn't go to trial because I was able to resolve them in mediation. 

Since your relationship with this tenant is mediated by a PM, she really has no reason to share her personal details with you. 

Addionally, the CCB provides mediation services to help iron out disputes that arise between homeowners and licensed contractors.
