As a first time out of state investor, I would not do a BRRRR to start until you build your contacts and systems there.

The hardship in my case stemmed from the fact the parcel size required a storm water management system that would cost the same to implement if I built 7 homes or 30.

These companies and their leadership/owners don't care about anonymity because they understand how to properly operate their business i.e. avoid negligent activity while utilizing contract management systems ensuring all vendors are vetted with appropriate licensing and insurance and contracts with  indemnification are in place.

Most of the BRRRR literature, books, and podcast episodes were from before rates went up so the systems used to make it happen aren't as streamlined.

Cross border taxation is very complicated, most developed countries like the US and Canada have sophisticated systems to ensure their residents pay taxes, and you are not likely to be able to achieve your goal of not paying Canadian taxes on Florida income while a Canadian resident.
