Right now, you have to be able to source off market properties or be willing to force cash flow with large down payments. 

For example, maybe you will get to 10, 20, 30 houses and then find an owner who has a large portfolio and all of a sudden you are at a high door count and now need to hire, need to build your policy binder, and all the other stuff that comes with running a business.

If you stay in Northern Minnesota you could look to locate closer to Duluth which has a large supply of duplexes at prices much below $500K.

I have it narrowed down to two agents, one has more general experience in the area and are part of a large organization.  

We are NOT a fit for low quality assets such as C/D or uber high input such as sec8 or mid/large MFH.

1) are you paying down more than $400, if so you are making money, but if you put down a large downpayment you’re not getting a good return m2) do an amortization table at 30 years.
