It might also be unavoidable to live in a high cost of living area due to my career choices. 

My contractors have always gone to there choice of hardware stores, placed the order and I've paid for the order in full and had it delivered to the job site for them, that way no out of pocket expense for them and conveniently at the job sites...

The problem is that they are not knowledgable enough to understand that the analysis is inaccurate, but start making investment decisions based on the analysis anyway.That is one of the main problems I wanted to solve with DealCheck by providing a tool that takes most of the guess work out of running analysis calculations and evaluating rentals/flips/wholesale deals that will satisfy 80%+ of investors out there.But going further, I think that tools like DealCheck are perfectly viable even for more experienced investors.

The wholesaler created new terms with the tenants and the wholesaler plans to hold it so that the new loan gets seasoned, before selling the note.I opted not to get involved and have started my knowledge building into private lending.

PG's are worthless those that have PGs that are worth anything dont need gap funding they have the cash.this is a play for folks you know well .. not for internet facebook BP etc.. people that do this do it because they know you like you trust you and think your a good operator.Public has to many other choices that are much safer bet.. its not always about ROI with those with money..

This is just one example but without some intense research online you may not learn this, but by speaking with someone very knowledgeable in your chosen areas you not only save time but may find even better opportunities.Best of luck!
