I have to admit that I met a lot of future deal sponsors (GPs) in the mentorship group I joined. 

Your best bet might be joining a local real estate club.  

Back when I first joined BP, I linked up with an experienced low income landlord.

For out-of-state networking, I'd focus on engaging regularly in BP forums (like you're doing now), joining virtual meetups in your target markets, and connecting with active BP members who consistently provide value here.
