How many pandemics like the Spanish Flu and Covid-19 has America seen?

if you pulled your numbers off Redfin and other websites then there is an old saying, "the past is not an indication of the future" and since everything in real estate is like shooting at a moving target I personally find the numbers useless.Sorry, but I get irritated when people tell me they need  ONLY A CERTAIN AMOUNT of money to retire.

This irritated me, but I was still the high bidder.

Then before the next batch of aid, they added criteria that said having an eviction filed here made you a priority for funding-- This really irritated me because they always complain about landlords filing evictions and not working with tenants-- so what do they do?

Things like renovating the kitchen and bathroom and having the chimney flu repaired, refinishing the hardwood floors, painting everything, etc.    

At 12% IRR, it goes to 50/50.Wondering what happens if I am able to give all the money back to the LP with the return after a cash-out refi?

I know a pull string fan makes more sense for a rental, but I was still irritated.

She sounded happy for me but also maybe a little irritated which I understand.

Two reasons why this is irritating:1.
