Stand out, don't be greedy in time you will succeed.

If I were the one receiving the deed I would have a Virginia Title Company draw up the deed and record it once its signed since they will be intimately familiar with state laws regarding Quit Claim transfers.

An IRS lien is like any other lien as far as priority....first in time, first in line.

What makes it such a discount at this point in time is that even though the municipalities planning committee GIS system indicates that they have easements established for road frontage for this lot, currently there is no road frontage.I would like to take advantage of picking up the lot while deeply discounted, but I know that no road frontage will impact potential plans to convert this over to a cash flow play (or to liquidate it later if needed) until completed by the municipality.

This is what I've learned, and it's not quite pleasant IMO.

In my CPA practice I got very used to clients disclosing the most intimate details of their financial life to me, and the public's attitude towards realtors is surprising and upsetting.
