Properties, for novices, which look good on paper and have good cash flow usually come with C to D+ areas, risky tenants, and a lot of cap ex that you can't see on the internet (basements, roofs, water issues, outdated mechanicals).You are turning a terrible loss into a springboard which is great, but you are trying to move too quickly it sounds like.

It may actually be a selling point as the back 40, so to speak, is against a huge plot of private hunting land that won't ever be developed because of the topography. 

There is no supervising this one from Internet.  

Internet can provide a lot of misleading information so everyone should make their best judgement.

Most scenarios do not end up looking like that.Find a lender that you really like and can honest and up front with, and have a good dialogue of your goals with the property besides hunting for the best rate, because that usually ends up poorly...

We log in weekly to pay any bills and then invoice the tenant.Most other utilities (cable, internet, etc) we don't get involved with since they are not requirements under our lease agreement.Good luck!

I think this is changing now since there's a lot more education via social media and the internet. 2) Delayed gratification- This country has a very consumer oriented mindset - new phones, new cars, clothes, etc.
