I 100% agree with you that being a landlord is about customer service & to me, providing a space to be able to live comfortable.My delimma really came up with two third party inspectors saying there is hot water but the tenant disagrees.

You absolutely need to walk the property with a contractor and/or get an inspector out there so you know what you're dealing with.

Your inspector should give you a good idea if there's anything big and pressing.Also, if you house-hack, that hopefully means you'll pay a lot less in your mortgage than you're currently paying in rent?
