Nothing wrong with that but sometimes I find that there is no substitute for boots on the ground, meeting with owners.You'll always find unmotivated sellers in direct mail and in person, the beauty of direct mail is that the effort comes from the owner to contact you, rather than you seeking them out.

That manager has to be careful to follow the rules against self dealing - just as would an account holder transacting via a custodian - but they are allowed to administer the LLC and do things like sign contracts, pay for expenses and receive income into the LLC on behalf of the IRA.The LLC is not a requirement, simply a way to gain more direct control over the administration of the IRA's investments.In either case, one may not have any direct or indirect benefit - in either direction - between the IRA and a disqualified party (which I will simplify somewhat as the account holder, their spouse and lineal family).

*Also note that a condo is not a type of construction, but rather a type of ownership...so this is a very important distinction when looking at comps - with condos you do not own the land or common elements, and the owner pays a (often hefty) monthly HOA fee, which affects purchasing power when considering financing, which indirectly affects value.

You have all the right to disagree but I would do so in a polite constructive way, not with indirect accusations.Now as for the escape clause... financing and inspection is ABSOLUTELY not the only reasons you would want to back out on a property.
