At the moment put as much pressure to scare him as you can.4) Tell him you'll help at close and be there all along5) Don't tell him you're not the buyer, don't know the buyer or if there is even one when he signs, and really have no intention of even showing up at close.6) Make sure you put $0 into the deal or escrow.7) Make sure you tell everyone how easy it is to make money with $0 and for a fee you can put them on your list of hot deals without telling them anything about the properties.Sorry, in spite of your points, I run into wholesalers and understand profit opportunities.

I totally agree, so many properties there are new and beautiful that there needs to be *something* to really stand outYou make a really good point re: no plan B, and in general I’ve seen the home values in that market depreciating (assuming because of the boom / growth in supply in the last couple years).I might be wrong here but I assumed that a general trade off between vacation market and metro areas would generally be that strs in vacation markets don’t really have a plan BI’m pretty split at the moment, but really appreciate your thoughts
