If you net a $300,000 profit from the sale of your current you could in theory invest in a $1.5MM property.

Rather sleep in a trailer or van in the parking lot. 

Or just keep renting and saving in San Diego where we're familiar with the area and the market (which could take awhile, while we are probably 3ish years away from investing in a Midwest market).

Why not just invest in a little education instead of paying an attorney to do work you can do in 5 minutes.Good luck Rog...

They'll have the same issue with the next buyer and you can always come back in a few months and make them a much lower offer once the property has fallen out of contract a few times and they are extra motivated to sell.

Meanwhile, the sellers who are most likely to offer creative financing are normally the owners of  real estate that have issues.....condition.....low barrier/over supply market......or perhaps pricing issue, and one of these factors is why its not marketable in a arms length transaction and why creative financing would be accepted.
