We don't mind heat but humidity gets to us as we are from the west coast.We also had a couple of properties in New York that we recently sold on Long Island, the taxes in LI are absurd as the % to value may not be super high but the valuations are out of control and the cities are on top of raising the valuation, I think we were paying about $20,000 per property a year once you add it all up (Long Island is the worst).

On the office since we were required to put 2 inch Styrofoam insulation, we had to make the footing 8 inches wide.Weather:-Hot; (Shaken or Stirred) Ice, once you reach about 95 degrees and high humidity, the concrete won’t “Set” properly.

I've had situations where tenants kept off the air conditioning during our hot humid summers, and some have shut the heat off during the brief but cold winters - when traveling during the holidays, or another for a business trip while living alone.
