Maybe an investor is flipping a lot of properties and you could offer to pick up and deliver materials to his crews, clean the work sites every night, bring his crew lunch, or whatever.Find a way to make yourself useful to them, and they will reciprocate.

You could also consider an open house showing. 2-3 hours on a weekend may allow a number of the people who have called and are interested in the property, to come in and all have a look as their time allows.

Invest in Fix-and-Flip Properties:Use the $50K as a down payment or cover acquisition costs for a non-recourse loan (required for SDIRAs).

They will likely want you to do all the traditional lead gen steps: cold call, open houses, door knock, etc.

If house hacking isn't the best option for me, how would you recommend starting out to build up some investments.
