Are there any wholesale lenders that will do a rate and term refi on 4,800,000 loan balance,  5 unit property.

In many cases bigger banks or lenders have specific programs that cater to first time home buyers and investors. 

If that is all ok then get a very good local realtor to run comps in that area to determine the conservative value of the home once you've completed the renovation work(ARV).

I'm looking more for an overarching portfolio spreadsheet to track asset performance over the lifetime of holding the asset.If you have the property manager paying the mortgages, taxes, insurances, doing all the accounting, etc why not just ask them to generate whatever report you want?

I feel sorry for the people losing everything in the fires , insurance will go up .But I wish I was the guy  driving this bulldozer ;t=162s

There's no way that investing in traditional LTRs can do what STRs in the right markets can do in terms of returns and ability to scale quickly.Typically the really expensive homes (i.e. 400k, 500k, 800k) don't cash flow positive as LTRs.

VA Loan: Can you get a VA loan for commercial property?

It would cost me $13,835 to get down to 6%, which would give the best value over the course of the loan.

I was thinking a bridge loan might be an option , and then refi it later and pay back the bridge loan,  but I'm waiting for lenders to reach back out and run some numbers.
