My guess is in that price range and limited window, you will not make enough additional appreciation to make renting it out make sense, so unless you planned on keeping it forever as a rental you are probably best off selling and cashing out.

This will give you an idea of where you can be priced at with factual data rather than guessing a 3%. 3% could be sufficient but the data will help you be confident in your decision.

Worst case is hard to predict of course but I guess you end up losing the place or paying them a lot of money as in cash for keys.How would you handle maintenance?
