It was fairly large (over 2000'), very stylish, with luxury features like hard wood floors, solar, granite counters, nice looking cabinets, etc.I was told the fact it was prefabbed saved ~30% on construction costs which if it was the quality of the prefabs from a couple of decades ago I would not have thought it was worth the savings but this was a very fine house.

The house is between C / D but has a lot of updated features (42" wood cabinets, tile/wood throughout, granite counter tops, stainless steel appliances, wrought iron mechanical fence, and whole front unit is in great shape).

Running comps this way doesn't take into account updated kitchen and bathrooms, finishes such as hardwood floors/granite counter tops/stainless steel appliances or amenities such as pools and fireplaces, etc.The best way to get a comp is to look at what recently sold within a 1-2 mile radius of the property you're looking at.

There is a substantial difference between vinyl, formica and standard appliances and granite, tile and stainless steel among other things.

They listed it slightly under value and had a bidding war with the winning buyer paying $10k over the list price.Even if there is some money to be made on the 'as-is' sales for investors, your new enemy is the owner occupant.A few years ago, it didn't matter what price point you were at, buyers wanted that updated kitchen with granite and the home to be move-in ready.
