I've seen a lot of posts suggesting to beginning investors, many of them Californians that Ohio is a great market, particularly with Google, Intel, Honda, and Wells Fargo to Columbus.

A quick search shows that Ohio is a Caveat Emptor state with only 1 exception, latent defects.

My below recommendation is something I'd do only if I had these things in order...But what I would do is put that money into lead generation dollars through Google PPC to generate new seller leads.I'd then close these deals and either assign the contract to a cash buyer OR novate the property on the MLS with the help of a local agent.After that when you have some good coin in the bank you can explore more investment options at your disposal.And just so you know -- I consider myself someone very low on the industry totem pole due to my small amount of experience. 

In that case, reaching out to the office of student housing at the college or posting your listing on Facebook pages that are created for student housing searches for that college can be a good marketing strategy.

I think most people searching in a given area are not looking to prey they are purposely looking for lodging.

Googling the address shows Zillow listings at market rent or MLS listings.
