-of the people who are interested, most will want a price that is too high.so out of that, you might get a small number of actual leads / motivated sellers.with that said, though, are you networking with investors and wholesalers?

No…. unless you can get a super wholesale price on the panels and have someone put them up for you other than some company that takes advantage of simple people.

Join local REIA groups in Austin to connect with wholesalers and investors with insight into off-market deals.

I mainly handle the entirety of our leasing/marketing departments so since I'm able to cut the time I spend on showings in half, I'm finding a lot more time to reach out to new leads and form genuine connections with prospectives which really pays off when it's time to sign a lease! 

(I also suggest an in person visit to meet folks and get to know the areas, not to see a particular property but to build relationships.)Once you are active in a market you will start to connect with investors who may be selling, wholesalers who have assignable contracts, and your realtor may also have access to off market opportunities.
