I have been doing a lot of in-depth thinking myself which is making my decision making a whole lot easier.

I just recently learned there is a difference and it has burned a few people looking to buy a first property.pre-qualification is based on the questions asked and information given to the broker/ loan officer usually via a quick phone conversation and is a quick credit check process to show qualification.pre-approval is more in-depth, meaning you sent tax returns and pay statements to them to verify all information you told them over the phone or in person.

I would ask about strategy, contact points, find out if they know the rules offhand regarding a REI pro status, Just chat with them and see if they go more in depth than you do- if not, this is likely not their specialization

@Brian Pulaski good idea...my agent suggested putting another cheap type beadboard on top, but I worried about it sticking out too much (depth-wise)@Angel Gutierrez haha no way I'd pay market value. 

Or maybe with the popularity of HGTV and other shows, people have unrealistic perspectives on the depth of what rehab work requires.
