I don't see any capital gains on that, just an adjusted tax basis.

As a beginner investor based in the Seattle metro area, I'm eager to learn from your experiences and share my journey as I get started in this field.My current strategy is to focus on live-and-flip for the first three deals (looking for my second deal) to gain hands-on experience while building equity and learning the ins and outs of renovation and the local market. 

Tools like AirDNA, Mashvisor, or even Airbnb itself can provide insights into guest demographics.

The insights I’ve gained so far have been invaluable, and I’m eager to expand my network and grow alongside other professionals in the field.

I have not lived in the property two years and feel that any profit I may make on a sale would get chewed up by closing costs and capital gains. 

Lastly, connect with other investors in those areas for insights and support—it can be a big confidence booster as you take the leap.
