Are you willing to risk your friendship because that is truly what is at stake here jot to mention financial ramifications.  

I moved to Friendship Heights (southern Montgomery County) Maryland 2 years ago after living in central PA for 27 years.  

As the friendship will be in jeopardy if the deal goes sour.  

(I will do some googling while tonight as well to try and figure it out.As for the friendship / partnership - I am not afraid of asking as we have had this relationship prior, in smaller amounts and always interest free for shorter terms.  

Like I said I'm super new to all of this, but my heart and desire is to succeed in this industry, as well as to build long lasting partnerships/friendships with those I get to work with.

What i figured out meanwhile is that my definite talent is the customer relationship which more than often leads to friendship between me and the clients.

You also need to have a serious talk with your friend right now and make him understand that this is your business and if rent is not paid or the place is not taken care of properly, you will still evict regardless of the friendship.

Trust may be a element of friendship but is misplaced in business.
