I'd love to help by sending over my investor friendly PMs, lenders, GCs, etc.

Self-proclaimed Section 8 guru's online claim to do the latter and then find Property Managers after they purchase the property in whatever state, but I don't know how real that is.I'm a big believer in purchasing in a landlord friendly state.

That may be a little too aggressive but I do enjoy landlord friendly states as opposed to the tenant friendly ones.

However, if i would take 100k home equity on a rental A (ex. 100k) and use 50k each (same as above) for 2 rentals (B & C).

It is very user friendly.

We've been very friendly and respectful to each other, and just don't want to ruin that kind of tenant-landlord relationship.

Sacramento metro by contrast is more friendly, and there are some areas we target here that do very well for STR.

We certainly haven't ruled out investing in Wisconsin, but we have friends and family that live in both CLE and CBUS, so we travel to those markets fairly often.
