I just wish I was doing it for my own business.

The management guy which is the owner of his company as well said that there were more applicants but he didn't even bother to send it to me because those applicants had bad criminal records. last week he said there was more applications and he was going to check it but i haven't had any responses from it. today i called him to ask qbout those applications and he sounded a bit upset and said that he was gonna check it today, same thing he told me last week, i also asked his helper and she said that he was the one encharged of my rental. everytime i call him he sound busy. he seems to be all over the place and sometimes i think that he is just not taking the time with my property. also last week i mentioned him that if he could pls change the description of my property online and to add that i accept section 8 tenants and he said ok but still hasn't done it. i could tell that there was no communication between him and his helper who also works with him because one time she called me mentioning that ahe was gonna show the property to someone but my managemt already showed this property to this person. when i did let her know that he said that she didn't know i could tell there was no comunication between them. any tips from you guys , i'm very confused and don't know waht to do in this case

Regarding the BRRR strategy, that is the way I have scaled my portfolio but I also built a direct to seller business which allows me to make offers on property using the following guidelines.  

The policy was $2200/year ($1.1M Bldg coverage and $1M Business liability coverage in this apartment LLC) and I haven't had a single claim in my past 5 year history.

I am seeking advice of what to do with the money from someone who exit the business and successfully got similar income and appreciation of capital.

He owes them some money for work that they did and they filed a mechanic's lien on his property 3 weeks after he received the bill which was also one business day before he was scheduled to sell/close on the property.

My business partner and I have a monthly fix/flip forum we hold in Scottsdale and mainly just work with flippers/investors. 

Growth can kill a business just as quickly as poor cash flow. 

Their company is pretty great at not responding to their communities people , not following local law yet alone their own lease agreements The uptick of lot rents I get it it’s business but also driving out affordability for people which again it’s a business so some may say that part is just the territory , but not following lease agreements , hiring poor management and then doing nothing about it when it’s escalated is a reflection on their business aswell   best of luck.
