Promised (fantasy) equity that fast disappears in REAL time doesn't sound like something to be encouraged.

And it's all great fantasy.

People who don’t really want to sell are listing at fantasy prices hoping one of the crazies that have entered this market and overpay will bite. 

I don't want to dash your hopes but buying a single note from an institutional investor lender is fantasy. 

But what to do in a market where you want to grow a portfolio, but rents in are only a fraction of what is needed to even cover the cost of a property, and cashflow is a distant fantasy?
