One great tip I received from Rob Abasolo is to invest more into your existing property to maximize revenue. 

If you do eventually qualify for REPS, you can use real estate losses (including depreciation) to offset your W-2 income, which can lead to significant tax savings.  

Eventually we plan to rent the ADU for Medium or Long Term rental, and not sure if DSCR loan will qualify for such an arrangement.
