I am having a sewer line repair company come out and give estimate to repair vs replace. 

So far I looked in Idaho, specifically Boise and Nampa but property prices are a little high to have an LTR make sense and while Nampa has better Cost Seg estimates than Boise it also seems a lot less desirable for both STR and LTR.

Here are the numbers:Property 1:Purchase Price - 130k Current Zillow Estimate - 166kLoan Remaining - 100KCurrent Interest Rate - 5%If Refi - 6.38%Obviously at higher interest rate my EMI is gonna increase , but at same time I am adding an additional asset which would cashflow as well.

I would start by getting a foundation guy there to give you an estimate for his repairs.

I underestimated the costs of furnishing from a blank slate, so now know to include more expenses in my upfront cost estimates.

While the property requires renovations, inspections and estimates have been completed, and construction is now underway.

Purcahse price: $285K (off market), $225K estimated reno.

**Estimated Timeline**: The whole process, from RTA submission to HAP contract approval, can take about 3-6 weeks.

Estimating material costs is easier but the labor is tough.
