Had this information been available to me before I invested with DFO I would have passed. 

Amen and pass the mashed potatoes :) The thing about it is that most people who come around bragging about doing all these off-market deals are just all hype.

Recently, NYC Council has passed a bill, the F.A.R.E. act,  that shifts the brokers fee to who ever hired the broker (Usually the landlord).

From what I understand an LLC is a pass through entity and does not provide the same write off benefits a s or c corp does. 

Understand its impact or know ways to by pass the seasoning.  

I did end up passing on this but it’s good to learn and be more knowledgeable in the future to protect our investment but find opportunities.

By this time 18 months have passed and the property through neglect, no maintenance, loss of tenants, etc. may appraise for significantly less than amount owed.  

It is also simple to use a beneficiary deed (transfer-on-death) for real property.However, if there is no named executor of my estate (no will/no trust), how would the DAF be notified of my passing and the existence of the beneficiary deeds? 

It’s taking Seller a while to provide the HVAC report but while time passes after due diligence - Flooring cost is way too expensive at the price point they’re asking for 130K + Care of property never took place till decided to sell so I’m not comfortable any longer - Home sits on corner lot on a slight hill with crawl space - Lots of weather changes has caused the home to settle + improper supports needed.
