Today, I analyzed over 10 condos, and while I found one with a positive cash-on-cash return, it was far from impressive.I’d love to hear from experienced condo investors about why this type of real estate might make sense despite the low cash-on-cash returns and HOA fees that cannot be influenced.As a bonus, if anyone has purchased investment properties for their children with a similar goal, I’d really appreciate any insights about your process or results.I am looking at buying 2 investment condos for my children to pay for their college tuition in 13-15 years.

And, even if he has real estate clients, doing a tax return doesn't really educate one.

I am a new investor so trying to educate myself about the various, creative financing options.

Does that mean that education doesn't work too and is a bigger scam that what you are making this out to be?

Just keep in mind that entertainment expenses—like taking clients out for a show or a game—aren’t deductible anymore.And, yes, you can deduct 100% of your education expenses if you’re already a real estate investor.

Today this would be possible in high priced markets were your average loans are more in the 500k range so only 10 a month.. like CA  NJ  Denver and ski areas . 

You used to easily be able to do this with 2 unit properties, but with prices and rates today it's hard to make this work anymore, unfortunately.

It could be shot down today, but it still lets the tenant know we aint gonna f around. 

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!
