The one performing is retail strips Fund.Long term I anticipate that 2 of my three MF deals will still turn a decent return (not the heyday level returns, but still high single/low double average annual return).  

Acquired a double lot for $112k after resolving title issues and paid $360k for construction, creating a 6-bed, 5-bath house designed for co-living or multi-gen use.

We decided we needed to either double down and buy probably 2 more laundromats to have the cash flow for a manager, or sell.

However, HOAs can also be a double edged sword with fees, restrictions on rentals, or even special assessments.For flips, condos might have less upside since you can’t control the overall property value like you can with a single family home.

These prices doubled during COVID and would probably triple if tariffs or shutdown with China.  

Home was nice 4 Bed 3Bth under $550K with a decent size lot/yard and it only required 5% down as a New primary.Now I am not sure how big of a home you need but as you can see $100K covers much more in a scenario like that one above. 

I need some advice from experienced RE investors.We want to buy a 6 bed/ 5 bath in a great area (top zipcode in the area).Thinking of splitting into 2 units but re-zoning permits are almost impossible in area.Ideas of converting to AirBnb or community center?

I was able to get a HELOC on the first one for 90K because it was a condo in Florida and doubled in value (has since crashed). 

 - This is not double taxation.  

It’s only a 2 Bed/1 Bath, but it’s 1,450 square feet with a laundry room (which could be turned into a 3rd bedroom), has a bonus sunroom, and 2-car garage.
