Is it a condo conversion, sub division, planned unit development (PUD), Co-op, etc?

I am assuming the property is older based off the materials described in the OP.  

To the OP, what I've seen is that people who want to make serious money in real estate, get a degree from a place like Wharton Real Estate Department.

If you cannot convert it into really useable space, what if you split it in half and put coin op washer/dryers on one side for your tenants use, and on the other side, put storage areas that tenants can rent for an additional fee.

OP said income will quadruple in 2019, read that as meaning debt will be paid off.

Of course I will need to redact my subject properties (both are off market properties) as well as identifying info (This offer is only extended to the OP because I only have so much time that I cannot do this on a regular basis - contact a realtor if you want this done for you and you are not the OP).

The OP has said "I want to discriminate, however I don't like calling it that even though I legally could, I  would prefer a different term or to find a way to say it is something else".

Anywho- to the title question by the OP- I established my own mgt s-corp from the get-go and I really like it.  

Yep ... the fact that it is very niche, requires specific knowledge that not everyone has to spot things that nobody else even knows how to look for, and capital intensive is the very reason I'd imagine it works so well ... sounds like it would be the type of strategy right up my alley, actually ... would love to chat with you about that more offline if you're up for it Jay, or online is fine too, but may be straying a bit from the OPs original topic at that point.
