She sounds like an idiot and Id try to ditch her as a tenant as soon as possible. sometimes you just need to put them in their place - I've told tenants "you dont have to live here" rentals are super strong and you can flip the unit, then keep her deposit. she can suck it if she wants to get personal. lol

My Oregon banker who started his bank came from OHIO and was very customer centric during the GFC he went to bat for our company with the regulators who were determined to put all of us real estate folks into a ditch.. 

It appears the last owner and the neighbors collaborated on this little drainage ditch and wondering if I can strike a deal of something similar with my north side neighbor.

Maybe work with a full time agent as part of your "team" for investing and just ditch the license?

We had an appraisal done at time of contract which was I believe 695k (I'll have to pull it out, might need to have it re-appraised anyway since it is a couple years old...)Our last ditch effort is to seek a private lender, or hard money bridge lender.

My financial advisor, who is a licensed broker in two states, told me that I should ditch her, which I did.
