She sounds like an idiot and Id try to ditch her as a tenant as soon as possible. sometimes you just need to put them in their place - I've told tenants "you dont have to live here" rentals are super strong and you can flip the unit, then keep her deposit. she can suck it if she wants to get personal. lol

We had an appraisal done at time of contract which was I believe 695k (I'll have to pull it out, might need to have it re-appraised anyway since it is a couple years old...)Our last ditch effort is to seek a private lender, or hard money bridge lender.
