Sometimes they forget to tell you that many tenants in Detroit don't pay (depending on the property manager skill and the type of tenant) - but taxes are very high in the city and so is insurance. 

I'm making some pretty big moves right now and changing my business plan in a new direction, so I don't want to die of shiny object syndrome, but this method really speaks to me.

Then find a CPA who can help you set up and manage your business and advise you on the best business structure.

For a smaller piece like that, not sure how creative you can get, but it all depends on what it's zoning is, access, proximity to other things, etc.

The violation - depending on your state - will provide a 'cure period' before eviction proceedings would begin. 

Of course, the smaller the property, the more necessary that you see every inch of it because there isn't a business running on top of the land like large-scale multifamily, self-storage, industrial, and more.

We both run our own businesses but we feel that real estate will help make sure we both maintain our life plans of not needed to work as much any more.
