I would prefer that the courts allow a defense from loss of income due to the situation and put those evictions on hold with the defendant providing a written document about how their income has changed.

Our attorney's update was to remind us of all this.She wanted to remind us as she defends 100s of landlords and on down the road in 3 or 4 months when you go to evict a problem tenant, wh8 now has free legal representation that the tenant groups are still meeting and trying to get approved, she doesn't want to have to also fight a fair housing issue too.

If I'm hired to defend them in an IRS audit, which I have done plenty in 20 years, I'd much rather defend $9,000 income supported by bank statements than undocumented $10,000 income and undocumented $1,000 commission.

The State ordinance states that residents can defend against eviction in an unlawful detainer if their rent debt accrued during and because of the COVID-19 pandemic continues to remain unpaid “because of a substantial reduction in household income or substantial increases in expenses.”Under Oakland’s ordinance, even if residents can’t pay rent due from now until May 31 for months or years into the future, they still can’t be evicted for non-payment of that back rent if their non-payment is due to the COVID-19 pandemic.Unlawful detainer cases have already been suspended statewide until May state-wide.Comments?

I want to defend this because turnkeys get a bad name anyway, and since everyone assumes the inspection should come back clean, that only further hampers the reputation.
