but I suspect homesites will drive the best values.. no one wants logged over sites for building ( generally speaking)  it works here in the Northwest because of the incredible shortage of buildable land. but in other areas not so much

They had proffers up there but things you would not be taught - when you have a project site you have to use police officers and not flagman.

Aside from the risk of taking on the property with tenants, you may also have to purchase site unseen which makes it tough to calculate repair costs.
